What are home measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the general layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Property taxes

Property tax records frequently reflect incorrect area of a property because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more space than you own! Unless a certified appraiser has performed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A measurement service can secure a fair price for your property. Area is one of the biggest elements potential buyers look for when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your home, but possibly even the number of interested buyers. The only sure method of using a precise GLA when listing your home or property is to reference a previous appraisal or home measurement service executed by an appraiser (after any updating that might have affected square footage).

Material for real estate agents

To make certain that your client's home sells at a price that appropriately reflects market value, we advise requesting a measurement of the property. Your clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool for enticing potential buyers because they can see the layout and attributes of the property before and after touring.
